Questions About Buying Homes with
Possible Mould Contamination

I was interested in buying a
property but I found out that the property was infected with mould they
said they have cleaned it. They will provide me with a certificate. But
now I am scared that it might have some spores in AC ducts that will
start the new growth of fungus. Is it possible to get rid of every single
spore of fungus? What kind of preventive measures do I need to take if I
buy this property besides monitoring? Do you think if the leakage is
repaired and if the house is well aired that could prevent the mould growth or
it will come back year after year? How much do they charge if I need an
inspection done before I buy the property?
A.
Your number one priority is to hire your own independent, answers-only-to
you, certified mould inspection company to do a complete and thorough water
damage and mould examination of the home being purchased, and to conduct
mould sampling tests in the heating, ventilating, and air conditioning
equipment and ducts, and everywhere else in the home. Get an extension of
time in your purchase contract of at least two or three weeks so that you
can have a thorough mould investigation, complete mould testing, and get the
mould test results back from the mould laboratory [e.g., nationally
prominent

physical inspection will cost about $300 to $500. Mould tests [including
laboratory mould analysis] are $125 each upward. If that seems
expensive to you, far more expensive is to buy a home that has hidden mould
contamination. Mould removal can be so expensive that it costs more to do
