I may have
a potential mould issue in my attic and I'm not sure what to do. I
purchased the home 2 years ago and there were very large black patches
on the roof sheathing. Home inspector recommended we add a roof vent
to eliminate future moisture. He said the black patches were a result
of ice dams. I haven't noticed any changes and the attics doesn't
smell musty or anything. The roof was old and needed to be replaced so
I didn't think much of it. I immediately put on new roof and added a
ridge vent (didn't replace sheathing).
We are now selling this home and during a home inspection the
inspector noted the black patches. He doesn't think they are active,
but he added that he's not an expert. He also said that if it's active
you would have to replace the roof.
How do I determine if I have a
problem?

Your first
step is to test the air of the attic, all rooms, basement, crawl
space, and the air flow out of heating or cooling ducts for the
possible presence of elevated levels of airborne mould spores,
especially in comparison to an outdoor control test. You can use our
do it yourself mould test kits [Mold
Mart] or hire one of our
Certified Mould Inspectors.
You need to know if mould
contamination has spread through growth and through air movement of aiborne
mould spores elsewhere in your home. It is very common for
attic mould to grow into ceilings and walls beneath.
Your next step is to kill all
visible mould with a wet spraying of the EPA-registered mould fungicide. You would then physically remove the mould growth through
power planing, power grinder [with a steel brush attachment], and
power sander. You would then spray the mould-clean timbers and roof
decking with 2 wet sprayings of mould
fungicide, followed by two wet sprayings of
